Every property is scoped individually after a free look — roof size, tree cover and included surfaces. The price locks for the year and bills monthly.

Can I change plan tiers later?

Yes. Most customers start with Silver or Gold and adjust the scope at renewal.

Do I have to be home during service?

No. All work is exterior; visits are confirmed ahead of time and photo documentation is sent afterward.

Do you offer one-time cleanings?

Yes — every service is available as a one-time job as well as within a plan.

Roof soft-wash (metal or shingle) or full house wash

Silver covers one of the two on a schedule matched to your tree cover and exposure — whichever matters most to you. The roof option covers metal, shingle or tile, removing algae, black streaks and buildup at low pressure. The house option covers siding, trim, porches and screens. Want both? That's Gold.

Gutter clean-out

Included in the roof soft-wash price — not billed separately. Roof debris ends up in the gutters, so we clear them while we're there. Not included on house-wash-only Silver plans.

Annual condition report

Once a year, a photo report on whatever we maintain for you — roof coating wear and fastener spots to watch, or siding, trim and problem trees. You'll know about small issues while they're still small.

Where Silver makes you choose, Gold includes both — the roof (metal, shingle or tile) and the full building exterior (siding, trim, porches, screens), each on schedule. This is why it's the most popular plan.

Gutter clean-out & annual condition report

Both included, always — no conditions. Because Gold covers the roof as standard, the gutter clean-out comes with every plan.

Priority scheduling

Plan members jump the queue — for regular visits and for "company's coming Saturday" emergencies.

Platinum — full hands-off

Best for: larger properties, communities and owners who want one answer to every exterior question: "SMRW handles it."

Four times a year we clear leaves and pine straw off the roof and out of the valleys — the debris that causes clogs, standing water and rot between washes.
