How do you clean a metal roof without damaging it?
Four careful steps. First we rinse the roof with water to cool the metal panels. Then we apply a professional soft-wash detergent at low pressure. We keep the surface cool and wet while the detergent does the work — that dwell time is why no damaging pressure is ever needed. Finally we rinse thoroughly, so no chemical is ever left on your roof.
Will the cleaning solutions hurt my plants and landscaping?
Protecting your landscaping is part of every job. Plants and beds near the work area are rinsed with fresh water before, during and after the wash to dilute any overspray, and we control where runoff goes. It's something our customers regularly compliment us on.
What chemicals do you use?
Professional soft-wash detergents matched to the surface being cleaned — formulated to remove algae, mildew and organic growth at low pressure. Everything is fully rinsed at the end of the job, and we're happy to walk you through exactly what we'd use on your property during your quote.
Isn't pressure washing bad for a metal roof?
High pressure is — it can strip the protective coating and force water under seams and fasteners. That's exactly why we don't do it. Roofs get a soft wash: low pressure plus detergent dwell time. We save real pressure for surfaces that want it, like concrete.
What's the difference between soft washing and pressure washing?
Pressure washing uses mechanical force — right for driveways and concrete. Soft washing uses low pressure and lets a detergent do the work — right for roofs, siding and painted surfaces. We use each where it belongs.
How often should a metal roof be cleaned in the Lowcountry?
It depends on tree cover, shade and how close you are to the water — live oaks, pines, pollen and salt air all speed up growth. Many Lowcountry roofs benefit from a regular cycle, which is exactly what our maintenance plans handle automatically.
Will the black streaks come back?
Eventually, yes — the streaks are living growth (algae), and the Lowcountry never stops feeding it. A one-time wash resets the clock; a maintenance plan keeps the growth from ever getting re-established.
How is pricing calculated?
Per square foot, with a minimum for every job. Exact pricing depends on size, buildup, access and which surfaces are included — that's why quotes are scoped to your property. The quote is free and takes about two minutes to request.
Do I need to be home during the cleaning?
No. All the work is exterior. We confirm your visit ahead of time, do the job, and send photos when it's finished.
Are you licensed and insured?
Yes — licensed and insured. Commercial and HOA estimates automatically include a Certificate of Insurance.
Do you clean more than metal roofs?
Yes — shingle and tile roofs, house and building exteriors, gutters, driveways, walkways, pool decks, fences, entry monuments and more. Exterior window cleaning is available as an add-on. Metal roofs are simply the specialty we're known for.
